The million dollar question is are we at the bottom?  Of course there are many talking heads who would like to say we're in this for 3 or more years and others who will say second half of this year.  If you're on this site, I know your savvy enough to know and have heard that real estate is local.  While it's easy to generalize to the nation as a whole, not every market is the same.  I get calls from people who tell me it doesn't look like the prices in this market have fallen that much.  They have fallen in the double digits, but it also depends on your perspective.  Our prices are supported by the out of state buyers, a desirable, sought after location, and falling prices.  This now combined with lower mortgage rates has stimulated a little activity so far this year.  We won't know we're at the bottom until prices start to rise again--about 30 seconds.  Are you ready?  I look forward to hearing from you...feel free to give me your opinion.
